I have walked enough first-time buyers through this market to see the same mistakes repeat, over and over, across completely different budgets and neighborhoods. None of them are about bad luck. All of them are avoidable.
Mistake One: Shopping for Homes Before Getting Pre-Approved
Buyers fall in love with a home, then find out what they actually qualify for, and the two numbers do not match. Get pre-approved first, not pre-qualified, a real underwritten pre-approval, before you start touring homes seriously. It protects your time and it protects your emotions.
Mistake Two: Only Talking to One Lender
Your bank is one lender with one set of rates and guidelines. Working with someone who shops multiple wholesale lenders means your file gets compared across several institutions instead of accepted or rejected by just one. I see buyers accept the first offer they get without any comparison, and it costs them money they never knew was on the table.
Mistake Three: Focusing Only on Purchase Price, Not Total Payment
Buyers obsess over the sticker price of a home and forget that property taxes, HOA dues, homeowners insurance, and mortgage insurance all stack into your actual monthly payment. A slightly cheaper home with a high HOA can cost more monthly than a pricier home without one. Always ask for the full estimated payment, not just principal and interest.
Mistake Four: Draining Every Dollar of Savings for the Down Payment
Putting every available dollar toward your down payment feels responsible, but it leaves you with zero cushion the moment you move in and something breaks, an HVAC issue, a plumbing repair, anything unexpected. Keep a real emergency reserve separate from your down payment funds. There are also down payment assistance programs here in Nevada that can reduce how much of your own cash you need to bring in the first place.
Mistake Five: Making Big Financial Moves Mid-Transaction
New credit card, new car, quitting a job to start something new, all of these can derail an approval that was otherwise solid. Underwriters re-verify your file close to closing, and any major change can trigger delays or, in worse cases, a lost approval entirely. If you are under contract, keep your financial picture as boring and stable as possible until you have keys in hand.
