Price It Accurately From Day One
Overpricing and expecting to negotiate down almost always backfires. Buyers today are more rate-conscious and more selective than in past years, and an overpriced listing sits, accumulates days on market, and eventually sells for less than it would have if priced accurately from the start. Homes priced right out of the gate generate the most interest in their first two weeks, which is exactly when buyer competition matters most.
Understand What Financing Your Buyers Will Likely Use
Depending on your price point, a meaningful share of your buyer pool may be using FHA or VA financing, both of which involve appraisal standards a bit stricter than conventional financing on things like safety and condition. Addressing obvious issues, exposed wiring, missing handrails, a failing roof, before listing can prevent a deal from stalling during someone else's appraisal process.
Small Repairs Beat Big Renovations
Sellers often assume a major renovation is necessary before listing. In most cases, it is not. Addressing small, visible issues, a leaky faucet, chipped paint, a broken fixture, tends to matter more to buyers walking through than a big, expensive renovation project that may not even align with what the eventual buyer would have chosen themselves.
First Impressions Happen Online First
Most buyers see your home online before they ever see it in person. Quality photos, and increasingly a walkthrough video, meaningfully affect how many buyers actually request a showing. This is worth investing in even if it feels like an unnecessary expense upfront.
Seller Concessions Can Widen Your Buyer Pool
Offering to contribute toward buyer closing costs can make your home accessible to a wider pool of qualified buyers, particularly those who are well qualified for the payment but tighter on upfront cash. In certain market conditions, this can be more effective at generating serious offers than a straight price reduction.
Be Realistic About Timing
Homes generally see more buyer traffic in spring and early summer, cooling somewhat as the year moves toward its later months. This does not mean you cannot sell successfully outside that window, it just means understanding what to expect for competition and pacing based on when you list.
A Pre-Listing Inspection Can Prevent Surprises
Getting your own inspection before listing can surface issues you can address on your own terms, rather than having them surface during a buyer's inspection period, where they become a negotiating point against you instead of a proactive fix you controlled.
