Private mortgage lending gets a mixed reputation, sometimes seen as a last resort, sometimes as a smart tool depending on who you ask. The honest answer is that it depends entirely on the situation.
What Private Mortgage Lending Actually Means
Private lending refers to loans funded by individuals or private investment groups rather than traditional banks or wholesale lenders selling through Fannie Mae or Freddie Mac guidelines. This category includes hard money loans, bridge loans, and other short-term or asset-based financing structures that fall well outside conventional or government-backed lending.
When This Actually Makes Sense
Real estate investors flipping properties. Speed and flexibility matter more than rate for a short hold period, and private lenders can often close in days rather than weeks, with underwriting focused more on the property's value and exit strategy than the borrower's income documentation.
Buyers with unique credit situations who need to close fast. If a recent credit event has you outside conventional or even non-QM guidelines, but you need to close on a specific timeline, a private bridge loan can get you to closing with a plan to refinance into conventional or non-QM financing later once your situation qualifies.
Properties that don't fit traditional lending criteria. Certain unique or non-warrantable properties, ones that don't meet standard condition or occupancy requirements, sometimes only qualify for private financing until they can be brought up to a standard that traditional lenders will accept.
The Real Trade-Offs
Private and hard money loans carry meaningfully higher rates than conventional or even non-QM financing, often several points higher, along with shorter terms, sometimes just 6 to 24 months, and larger down payment or equity requirements. This is genuinely expensive money, and it should be treated as a short-term tool, not a long-term financing strategy in most cases.
What to Watch For
Not all private lenders operate with the same transparency as licensed, regulated mortgage lenders. Understand the full cost structure, points, fees, prepayment penalties, before committing, and have a clear exit strategy, refinancing into traditional financing, selling the property, before you take on this kind of loan.
When Private Lending Is the Wrong Choice
If you have time to explore conventional, FHA, VA, or non-QM options and simply have not looked into them yet, private lending is usually not the right first stop. It should be a deliberate choice for a specific timing or property situation, not a default because traditional financing felt complicated.
