Las Vegas home prices in certain neighborhoods have climbed high enough that more buyers are running into jumbo loan territory than they expect. Understanding how these loans actually differ matters before you fall in love with a home above the line.

What Makes a Loan Jumbo

A jumbo loan is any mortgage that exceeds the conforming loan limit set annually by the Federal Housing Finance Agency for Clark County. Loans above that threshold cannot be sold to Fannie Mae or Freddie Mac, which means they are underwritten by different guidelines than a standard conventional loan, and the requirements are generally stricter.

How Qualification Differs From a Conventional Loan

Jumbo lenders typically look for stronger credit scores, often 700 or higher depending on the lender and loan size. Down payment requirements are usually higher too, commonly starting around 10 to 20%, though this varies by lender and loan amount. Cash reserve requirements are also more common on jumbo loans, meaning lenders want to see a certain number of months of mortgage payments sitting in reserve after closing, on top of your down payment and closing costs.

Rate Is Not Always Higher

A common assumption is that jumbo loans always carry a higher rate than conforming loans. That is not always true anymore. In some rate environments, jumbo rates run close to or even below conforming rates, depending on the lender's appetite for that loan size and current market conditions. It is worth actually comparing rather than assuming.

Documentation Tends to Be More Thorough

Because jumbo loans are held differently by lenders, often kept in portfolio rather than sold, documentation requirements can be more detailed. Expect closer review of income, assets, and reserves than you might experience on a smaller conforming loan.

Self-Employed Borrowers and Jumbo Loans

Self-employed buyers looking at jumbo loan amounts should expect thorough review of business financials, and in some cases, non-QM jumbo programs, like bank statement or asset-based jumbo loans, may be a better fit than a traditional fully documented jumbo loan, depending on how your income is structured.

Jumbo territory tends to come up most in luxury neighborhoods and newer high-end developments across the valley, as well as for buyers purchasing larger lots or custom homes. It is worth knowing your target price range against the current conforming limit before you start touring homes, so there are no surprises about how your financing will be structured.

Multiple Lenders, Different Jumbo Appetites

Jumbo lending varies more between lenders than conforming lending does, since each institution sets its own risk tolerance for larger loan amounts.
