At $2 million, you are no longer shopping for a standard mortgage. You are shopping for a jumbo loan, and the right one depends on how you earn, how you hold your assets, and how long you plan to stay.

Here is how the options compare.

Why $2 Million Means Jumbo

The 2026 baseline conforming loan limit for a single-family home in Clark County is $832,750. Loans above that are jumbo loans.

Put 20% down on a $2 million home and the loan is $1.6 million. Put 10% down and it is $1.8 million. Either way you are well above the limit.

For a sense of scale, principal and interest on $1.6 million at an example rate of 6.5% (not a quote) is around $10,100 a month, before taxes, insurance, and any HOA.

What Jumbo Lenders Look At

Requirements vary by lender and program. In general, expect closer scrutiny than on a smaller loan:

  • Stronger credit scores
  • A larger down payment than a lower-priced purchase might need
  • Cash reserves after closing, sometimes several months of payments or more
  • A debt-to-income ratio often in the low to mid 40s
  • More documentation, and sometimes more than one appraisal

The Main Options

Fixed-rate jumbo. Same rate for 30 years. Best for buyers who want predictability and plan to stay a long time.

Jumbo ARM. A fixed rate for a set period, often 5, 7, or 10 years, then it adjusts. It can offer a lower starting rate. It fits buyers who expect to sell or refinance before the adjustment.

Interest-only jumbo. Lower payments during an initial period, because you pay only interest. It can help cash flow, but the balance does not shrink during that time, and payments rise when the period ends.

Bank statement or asset-based jumbo. For self-employed buyers or those with income that does not show cleanly on tax returns. Instead of tax returns, the lender uses bank statements or assets. See Bank Statement Loans Explained and Asset Depletion Loans Explained.

Portfolio and bank jumbo programs. Some lenders keep loans on their own books and set their own rules. That can help with unusual income or property situations.

Which One Fits

  • Salaried buyer planning to stay: fixed-rate jumbo
  • Buyer likely to move or refinance in a few years: jumbo ARM
  • Business owner with strong deposits but low taxable income: bank statement jumbo
  • Buyer with large savings and investments but limited monthly income: asset-based jumbo

The best choice is usually about the payment you want to carry and the timeline you have, not just the lowest rate.

Which programs are available depends on the lender and your situation, so I look at what applies to you rather than promise a specific product up front. For the basics, see Jumbo Loans Explained.
